The BUWOG HELLING HOF residential ensemble is being built in the 52° Nord neighbourhood

With the new phase of construction, BUWOG is developing another 109 condominiums on the banks of the Dahme. Completion is likely in 2023.

The new BUWOG HELLING HOF residential ensemble is being built in the southern segment of the 52° Nord residential quarter on the banks of the Dahme. Three new apartment buildings and a refurbished historic building form a one-of-a-kind ensemble, which is grouped around a protected and private interior courtyard. The new buildings will consist of four floors plus a staggered or penthouse floor and comply with the energy-efficient KfW-55 standard. 

In BUWOG HELLING HOF, a total of 109 condominiums are being built for every generation, with two to six rooms and floor areas of approximately 50 sqm to 174 sqm, featuring space for singles, couples, families and, if required, also for a home office. Nearly all of the apartments have a balcony, terrace or private garden facing south. While most of the windows are floor-to-ceiling, window seats are also being installed in Building 3 on the riverfront side for quite an exceptional spot with a view of the Dahme. The penthouse apartments in Building 3 have spacious loggias and ceiling clearances of up to 3.80 metres. The loft-like penthouse flats on the staggered floors of Building 1 and Building 2 with mansard roofing have spacious and sunny rooftop terraces. More than 50 percent of the apartments have barrier-free access, and residents can reach their floor directly by lift from the two underground garages.

As an architectural highlight, BUWOG is refurbishing an historic building on the site and converting it into housing. The brick building was erected around 1900 as a brewery and later used as boat storage. This shipyard building consists of a two-floor, low-rise structure and a four-floor tower. Following refurbishment by BUWOG, four spacious lofts with floor areas of approximately 91 sqm to 150 sqm will be created here. The historic industrial architecture enables ceiling heights of up to 3.30 metres in the open and airy apartments.

While the street-side façades of the new buildings will be plastered in the classic broom finish, the courtyard-side façades of Building 1 and Building 2 will have wooden cladding whose warm hue harmonises with the natural planting of the interior courtyard. Barrier-free accessible and partly evergreen, the open areas will be planted with islands of trees, a meadow of wildflowers and grasses that pick up on the water landscape theme. In addition to wooden playground equipment, several hammocks will be installed in the interior courtyard to lounge around in.

With the completion of the BUWOG HELLING HOF ensemble in 2023, another milestone will be reached in the 52° Nord neighbourhood. BUWOG's beacon project will be built on approximately 10 hectares directly on the river Dahme in Berlin-Grünau. The ecologically and socially sustainable qualities include a daycare centre, play areas, green spaces, water and recreational areas with a riverside promenade, neighbourhood square and café. The ecological centrepiece is a 6,000 sqm planted water basin that collects rainwater based on the sponge city model, cleanses it biologically and returns it to the natural water cycle. BUWOG is also developing multi-family wood-hybrid buildings in the neighbourhood. In 2020, the project won the German Housing Award  presented by the Federal Foundation for Baukultur and others. In 2021, BUWOG won the German Brand Award as “Sustainable Brand of the Year” and in the category “Building & Elements”.
